Each bar is one year of recorded sales, measured from zero; the line under it is what the middle house sold for that year, marked where the record starts, where it peaks and where it stands now. The record stops inside 2026, so that year is drawn open and reaches only May — it is not a full year and cannot be compared with one.

The lower panel is the median price paid per finished living square foot — a rate rather than a price, because month to month the mix of houses that sell changes as much as the market does. Every whole year the record covers, 2021 through 2025, is stacked on one twelve-month calendar; the unfinished current year is left out so no month is counted more times than another. The dates are the ones the county recorded the sale on, which trail the day a seller and a buyer agreed by some weeks — a house that sold in spring often records in summer. County-wide, waterfront and inland together, all ages of house. This is what the years behind us did, not a forecast of the one ahead.
